The newly renovated store is scheduled to include many enhanced conveniences, including a 1-bay, touchless car wash with single wash and subscription options.

We will share a reopening timeline as construction progresses with plans to complete in late 2026. Updates will be available on this site (mirabitogreene.com). During this temporary closure, we encourage the community to visit our fueling location at 13 Cherry Street, Greene, NY which offers gasoline, diesel, and air.

A) How will the proposed site improvements impact traffic in the Village of Greene?

Mirabito recognizes that the intersection of NYS Route 12 and Route 206 (Genesee Street) is a vital entry point to the Village of Greene, and we understand how important traffic flow and safety are to the community. To ensure our proposed site improvements are thoughtful and responsible, we partnered with local traffic consultant GTS Consulting, led by Gordon Stansbury, P.E., to conduct a thorough traffic impact study.

The study compared the current traffic generation of the existing convenience store to that expected with the proposed expansion, which includes site improvements, increased parking, an upgraded drive-thru for Dunkin, and the addition of a single-lane, self-serve car wash at the rear of the property. The findings show that the improvements will result in approximately 24 additional vehicle trips during peak hours—less than one car per minute. This minor increase will not impact the level of service at nearby intersections, including Birdsall Street and the signalized Route 12/206 intersection.

Importantly, most of the traffic accessing the updated site is expected to come from vehicles already traveling through the area, rather than creating a significant influx of new traffic. Additionally, the redesigned site layout is intended to improve circulation and minimize on-site congestion. Features like mobile ordering and pick-up at both Dunkin and Subway will allow for quicker, more efficient customer visits, further reducing the potential for traffic back-up onto the main roads.

The Village Planning Board, along with its reviewing engineer Alex Urda, P.E., has reviewed the traffic report and agreed with its conclusions. We’re confident that the thoughtful planning behind this project will support smoother traffic flow while enhancing services for the Greene community. Review the Traffic Study here.

The addition of a Dunkin’ drive-thru has been carefully planned to minimize any impact on traffic flow. Our expanded parking lot will provide more space for vehicles, ensuring smooth movement through the area. Additionally, Dunkin’s mobile ordering system allows customers to pick up their orders quickly, reducing wait times and congestion. Mirabito has always been proud to offer coffee, and this partnership allows us to bring even more convenience and value to our community through a well-established brand.

A) What is the containment system for a potential spill and how does it work?

Our facility is equipped with state-of-the-art double-wall fiberglass underground storage tanks (USTs), designed to provide maximum protection against leaks. These tanks feature an advanced monitoring and leak detection system that continuously tracks tank integrity and alerts us to any potential issues. This proactive approach ensures environmental safety and compliance while protecting the community and surrounding areas.

A) Has Mirabito done this kind of project before?

Yes! Mirabito has been in the convenience store business since 1983 and has grown to 109 locations. We have extensive experience with store renovations and expansions, ensuring they are designed to enhance customer convenience and community benefits. Most recently, we successfully completed a renovated store in Parish, NY, and we are excited to continue improving our locations to better serve our customers.

A) How will the Car Wash affect the town water supply?

B)

The proposed car wash will be connected to the existing Village of Greene 8” water main in Birdsall Street.  The water service to the car wash will be a 2” line.  The car wash is a modern facility with the latest car wash ’touchless’ technology manufactured by WashWorld of DiPere, Wisconsin. The car wash uses approximately 35 gallons of water per wash; equating to less than 2000 gallons for 50 cars washed in a day.  The system was reviewed with the Village of Greene Public Works, Steve Ingraham, and Steve has indicated that the water main along Birdsall Street has more than adequate flow and pressure to accommodate the proposed car wash system.   Steve said there will be no adverse impact to the Village water supply system from the new car wash system.

A) Will the Car Wash be noisy?

No. A noise study was conducted to ensure the proposed car wash complies with the Village of Greene’s Noise Ordinance (Chapter 75). Mirabito tested a comparable car wash using third-party professionals, and the results showed that noise levels remained below the ordinance threshold at all measured locations. The Village code states that noise cannot exceed 80 decibels at the property line. The proposed car wash will be located 35 feet from the property line, and at that distance, noise levels were measured below 70 decibels—well within the acceptable range.
